Introduction:
LiveBetter is a for-purpose provider of aged, disability, child & family, carer and transport services in regional Australia. We provide a broad range of services to enable regional and remote Australians to live and thrive in their chosen communities.
LiveBetter is inviting proposals from experienced and qualified operators to manage Café Connect within our premises at 107 Prince Street Orange. The successful operator will deliver high-quality food and beverage services that complement our purpose.
Background:
The LiveBetter Community Connection Centre (4C) that houses Café Connect has a rich history of serving the community of Orange.
Formerly known as Apex House, it was part of the old Orange Base Hospital. With the opening of the new hospital on Forest Road, LiveBetter (then known as CareWest) purchased the building along with the adjacent Anson Cottage and transformed it into a vibrant community hub.
Café Connect, was opened in 2016 and has since gone from strength to strength, evolving over the years, but always serving up great coffee and delicious, healthy, affordable food to the local community.
More recently, Cafe Connect has been operating as a social enterprise, transforming lives by ensuring people living with disability have the opportunity to access meaningful employment opportunities, and catering to surrounding businesses, government employees and medical centres, as well as the many community members who regularly visit the centre to use the indoor playground, or attend yoga classes, parenting groups or corporate training sessions in the adjacent auditorium.
Today, Café Connect and 4C provide a vital community hub, serving as a meeting place, bringing people of all ages, from all walks of life, and of all abilities together.
Tender Overview:
The successful operator will be responsible for:
- Operating Café Connect at LiveBetter’s Community Connection Centre.
- Offering a healthy menu that caters to a broad customer base and includes cost-effective options.
- Ensuring compliance with all relevant food safety, health, and hygiene regulations.
- Providing high-quality customer service and maintaining a welcoming environment.
- Managing all aspects of the business, including staffing, procurement, and financial management.
- Coordinating with LiveBetter management on branding, promotions, operating hours, and assimilation with other LiveBetter services on-site.
- Supporting training of people with disability seeking to gain employment in partnership with LiveBetter.
Key Requirements:
Applicants must demonstrate:
- A proven track record in managing a successful café or similar food and beverage establishment.
- Compliance with all relevant licensing and regulatory requirements under NSW laws.
- Financial capacity to set up and sustain operations.
- A clear operational plan, including staffing, marketing, and pricing strategies.
Support and Lease Terms:
- LiveBetter will provide a designated space for Café Connect with some established utilities (available for inspection). This includes both indoor and outdoor seating areas for patrons.
- The Café comes fully fitted out including: Kitchen with gas electric oven and stove top, dishwasher, deep fryer, salad fridge, under bench three door fridge, sandwich press, microwave and Café front of house with display fridge, coffee machine, PUQ press, grinder, milk fridge, freezers, drink display fridge, milkshake mixer, drink blender, pie warmers and juicer.
- Lease terms, including rent, lease duration, and maintenance responsibilities, will be negotiated with the successful applicant. Generous incentive terms can be offered for the right values aligned operator.
- Any modifications to the space must be approved by LiveBetter management.
Submission Requirements:
Interested parties are required to submit a detailed proposal that includes:
- Company profile and relevant experience including years in café management.
- Proposed business concept, including sample menu and pricing.
- Operational and staffing plan.
- Financial projections for the first three years.
- Confirmation of insurances to be obtained prior to commencing operations.
- Confirmation that principals have not been disqualified from owning a business.
- Any additional value-adding propositions.
Selection Criteria:
The evaluation of tenders will be based on:
- Business viability and financial stability.
- Experience and capability of the operator.
- Quality of the proposed menu.
- Alignment with LiveBetter’s vision and customer expectations.
- Capacity to support work experience trainees.
- Competitive financial terms and proposed investment in the space.
- Ability to support and train people with disability in the workplace.
- Compliance with health and safety regulations.
