What is Specialist Disability Accommodation (SDA)?
SDA is a type of housing funded through the NDIS for people with high physical support needs or extreme functional impairment.
SDA homes are designed with accessible features that support greater independence and enable safer, more effective delivery of care and support services.
Examples of SDA features include:
- Wheelchair access
- Home automation
- Reinforced walls
- Laminated glass and soundproofing
Depending on your preferences and funding, you may live on your own or with housemates.
There are four design categories for SDA properties, including:
- Improved Liveability – Enhancing liveability for residents with sensory, intellectual or cognitive impairments, offering a reasonable level of physical access.
- Fully Accessible – Housing that provides a high level of physical access, including wheelchair accessibility in bathrooms, kitchens and external areas.
- High Physical Support – Housing that features high levels of specialised design, including ceiling hoists, assistive technology and emergency power solutions.
- Robust – Strongly built and resilient homes that are suitable for people who may exhibit behaviours that challenge their environment.
Am I eligible for SDA?
SDA is for people living with a permanent disability who have very high support needs and specialist housing needs. It is designed to give people the opportunity to live more independently in a highly supported way.
Eligibility requirements:
- NDIS participant: you must be a registered participant of the National Disability Insurance Scheme (NDIS)
- Impact of disability: evidence must be provided to demonstrate how the disability impacts daily living and how SDA will help address these needs.
- Functional impairment/ support needs: you must have an extreme functional impairment or very high support needs that require specialised housing.
The NDIS will assess whether SDA funding will support you in achieving your goals and developing your skills.
